Flood is almost never included
This is the big one. Standard policies exclude flood damage entirely. If you are in or near a flood zone — and flood maps keep expanding — you need a separate flood policy.
Earthquakes and earth movement
Earthquakes, sinkholes, and general earth movement are typically excluded and require an endorsement or standalone policy, especially in higher-risk regions.
Sewer and drain backup
When a municipal sewer backs up into your basement, your base policy usually will not help. A low-cost backup endorsement closes this gap for most homeowners.
High-value items have sub-limits
Jewelry, art, collectibles, and electronics are frequently capped at a few thousand dollars. A scheduled rider insures the full appraised value.
Maintenance and wear
Insurance covers sudden, accidental damage — not neglect. Mold, pest damage, and gradual leaks are generally your responsibility, which is one more reason routine upkeep pays.
Make sure you have replacement cost
Confirm your dwelling coverage reflects today's rebuild cost, not the price you paid years ago. Construction costs have risen sharply, and underinsuring your structure is the most expensive gap of all.
